Within Solo and Origin, the definition of a commercial property is one that is registered for VAT purposes. Tenancies associated with commercial properties will have VAT applied to rents at the relevant rate.
A property can be designated as a commercial property by ticking the 'Commercial Property?' check box on the Summary tab.
Rent Invoices
Tenants of commercial properties will require rent invoices. These can be issued by selecting the Reports -> Property, Rent Invoice option from the main menu.
As it's common practice to issue rent invoices in advance of the start of the associated rental period it's possible to configure a property to automatically do this. This can be achieved by selecting the 'Auto Issue Invoice?' option. By default the invoice will be emailed to the tenant 14 days prior to the rent due date. You can however request that this interval is updated via Admin -> Control Panel, Configuration.
Rates
The rates payable on the commercial property, along with the next rates due date can also be stored in the Commercial Property Details pane.
